A package unit replacement that turned into finding out why the first one died
The job
The job started as the removal and replacement of a faulty 85kW APAC package unit serving the village dining hall, with ductwork modifications to suit.
While we were doing it, our technicians worked out that the damage to the old unit hadn't just happened. The controls running the mechanical services for the kitchen and dining hall had problems. The building's extraction had bigger ones. We told the client plainly that if those weren't fixed, the new unit would end up in the same state as the old one.
The audit found the three main kitchen exhausts were wired incorrectly. The fans were cycling on thermal overload, which stopped the airflow intermittently and meant grease and oil laden air was never properly extracted. That is what killed the first unit. We quoted it, replaced and rewired the extraction, cleaned the ductwork and adapted it for better airflow, then brought in the proprietary controls company to rectify the controls and reinstate the timeclocks.
The site now runs as it should. The client is on an ongoing maintenance schedule.
